CLUB DEVELOPMENT AND RENOVATION PROGRAM

I am pleased to advise that the Club's development and  renovation program is progressing and I am also pleased to provide the following information in relation to current developments.

 

Eastern Terrace
Members may have noted that the construction of the Eastern
Terrace adjacent to the TAB Sports Bar is well advanced with
the expected completion of the project at the end of April
2007.
The area will provide an inviting outdoor environment for
members with ample television screens for all sports along
with food, beverage and TAB facilities close at hand.

Bowling Greens

The Bowling Club members have successfully integrated into
their new facilities at Moorefield Bowling Club, which has
allowed the Club to proceed with necessary restoration work
and additional car parking in the vacant area.
A Development Application has been lodged with Council to
achieve this project, which will incorporate the construction of
a new Chinese Restaurant in the area of the Club that was
previously operated as a Nightclub. Approval for the application
is expected by March 2007.

Electrical Infrastructure
The Club has lodged a Development Application with Council
to allow the installation of a new substation and generator to
bring the Club's power supply up to the current building
codes and required capacity.
Management is currently receiving tenders to replace the old
substation, switchboards and generator equipment and have
budgeted for capital expenditure in excess of $1.5 million for
this project.
Council approval is expected by early March 2007.

Financial Position

As previously reported, the Club received a principal and
interest repayment in the sum of $6.5 million from the Steelers
Licensed Club. Together with a positive cash flow, the Club's
cash assets at October 31, 2006 stood in excess of $13 million.
This has placed the Club in a sound financial position and able
to meet all of the capital expenditure requirements detailed in
this report.
